Terms and Conditions
Reservation Policy:
Upon confirmation of reservation dates, a rental agreement will be furnished to guests to review and sign. A one week grace period will be granted to provide ample time to return signed contract with reservation fee. Reservation will be confirmed upon receipt of signed contract and reservation fee. The reservation fee is 50% of the total rent, security deposit, pet deposit (if applicable) and cleaning fee. The remaining 50% will be due 30 days prior to arrival date.
Security Deposit Policy:
The security deposit is half of the total rent.
If no damage has been incurred, the full amount of the security deposit will be returned to Occupant within ten days of departure. All or any portion of the security deposit may be used as reasonably necessary to cure non-sufficient funds fees or other sums due; repair damage, excluding ordinary wear and tear caused by occupant or occupant’s guests; clean the premises and/or replace personal property. Within three weeks after Occupant vacates the premises, Owner shall furnish occupant with an itemized statement indicating the amount of any security deposit withheld and the basis for its disposition.
Pets:
No pets allowed.
Cancellation Policy:
If Occupant cancels or otherwise terminates this Agreement up to 30 days prior to occupying the property, half of the reservation fee will be refunded. If Occupant cancels or otherwise terminates this Agreement anytime within the 30 days prior to occupying the property, Grimm Invesments will keep the deposit in full unless another renter can be found. If any other renter is found, half of the reservation will be refunded.
Check-in / Check-out Procedures:
Check-in time is 4:00 pm on the arrival date. Upon receipt of final payment, guest will be furnished with check-in instructions and directions to the property and security gate access code. If you desire an earlier arrival time, please contact our reservationist the week prior to your arrival. Check-out time is at 12:00 pm (Noon) on the departure date. Keys to the house and any remotes issued to the Occupants should be left on the kitchen counter. A $150 charge will be required for any lost keys and/or remotes.
General Policies:
Smoking is not permitted inside the residence at any time. Smoking outside is ok.
Pets are allowed on a case by case basis. An additional $500 pet deposit is required and is fully refundable.
Seawind is located in a residential neighborhood, and guests are expected to be respectful of noise ordinances and neighbors. Please take note of the maximum number of guests allowed in the home before making your reservation, as this policy is strictly enforced.
Fixtures, Furniture, and Sundries:
The property is equipped for vacation needs. All bed linens, bath, and beach towels are provided. Kitchen utensils, china, and accessories are made available to occupant. Additionally soap, paper products, etc. are fully stocked in the beach house.
